Buying a House in Portland: What the Era Tells You Before the Inspection Does

T-111 and early fiber-cement siding generations worth scrutiny — some held up, some didn’t. Original HVAC systems are now 25–40 years old. First-generation vinyl windows approaching end of seal life. Original roofs may be at or past expected service life.

Siding condition and any evidence of moisture intrusion at seams and penetrations. Roof age and sheathing condition at eaves. Furnace and water heater ages and service history. Window seal failure (fogging between panes).

Systems are current, but documentation matters. Infill siting often means tight lots, shared drainage easements, and complex relationships with neighboring structures. Flat-roof assemblies on contemporary homes require specific maintenance.

Permit history — all work should be documented. Drainage patterns on infill lots. Roof assembly and any penetration detailing. Verify easements and setbacks with the city before assuming what the lot can hold.

THE LOT MATTERS AS MUCH AS THE HOUSE

Slope and drainage shape the cost of ownership more than most buyers realize. A steeply sloped lot concentrates runoff, puts pressure on retaining walls, and complicates any future addition. Mature trees near the sewer lateral are the single most common source of unbudgeted repairs in Portland — a scope at purchase is not optional.

Setbacks, easements, and Portland’s middle-housing zoning change what a lot could hold — even if you never plan to build. An ADU, a DADU, a lot split: whether any of these are possible matters to resale. The specific answer for any given lot is the city’s to give, not mine — but knowing the question exists before you close is the point.
