"The truth nobody tells you about buying and selling real estate.
Every seller wants the highest price. Every buyer wants the lowest price. But the clients who succeed are not the ones chasing extremes. They are the ones who stay realistic.
Strategic pricing when you sell and pragmatism when you buy will always set you apart. In real estate, realism is not settling, it is your greatest advantage."
Education, Guidance, and Representation
Having a degree in Architectural Engineering, and a previous long career in structural engineering, I can give insight into homes that no other realtor in our market can. Part of touring homes is educating my clients on what I’m seeing in the home. How it is is designed, what systems it has, where those systems are in age, how a home functions architecturally. I also get educated on what my clients tastes are, and their needs. Lastly, I’m educating on what the market is doing based off data and my analysis of what’s happening through data.
Architectural Engineering covers:
- Architecture
- Acoustics & Lightings
- HVAC
- Electricity
- Structural Engineering
- Soils & Foundations
Guidance- There’s a bit of gamesmanship in real estate, strategy, market knowledge, and understanding the situation for both buying & selling. I explain this all to my clients, give them potential options and scenarios, so that they can make the best decision for themselves.
Representation is bringing that professional honesty and integrity from engineering. I represent your best interests and your wishes before my own.
Navigating the market
How do you navigate the real estate market when buying or selling a home? Homes get priced high, homes get priced low, and perfection is right at market value. So it’s important in both buying and selling to have guidance on what the market value is of a home. That’s why I crunch the numbers based on how appraisers crunch their numbers, and I’m consistently checking my price opinions when I have a chance to review the appraisal to check my numbers for any differences.
This is a huge value for my clients as I’m able to give numbers based on knowledge, and a scientific process instead of relying on a black box algorithm that’s accuracy is questionable. Zillow lost about $800 million trying to flip homes based on it’s algorithm. Do you want to make your financial decision with another agent not crunching their own numbers?
On the selling side pricing is important to get top dollar, reduce days on the market, and buyers looking for a deal after a home has been sitting. Everyone likes a good deal… but everyone understands a fair deal. There’s technique for getting that fair deal at the top of the market value.
